The Colorado Springs region's economy sent conflicting signals in September, with pockets of strength masking deepening financial strain for many residents. The picture was mixed at the national, state, and local levels, with merchants selling discretionary or higher-end goods reporting solid results while retailers serving everyday shoppers reported softer sales. Areas of strength coexist alongside growing signs of financial pressure on households and a cautious posture among businesses.

Local labor market figures drew particular concern. While the national trend moved in the other direction, Colorado's unemployment rate climbed from 4.1% in July to 4.6% in August, and El Paso County's rate rose from 4.3% to 4.7% over the same period. The total count of unemployed residents in the Colorado Springs metro area jumped by nearly 9%, moving from a revised figure of 16,782 in July to 18,258 in August. The regional employment slowdown made that roughly 9% rise in local joblessness worth watching, even if a single month's reading does not establish a trend. Local job openings, for their part, held steady.

Price pressures compounded the strain on household budgets. On a seasonally adjusted basis, the Consumer Price Index rose 0.4% in August, well above the 0.1% gain recorded in July, and stood 3.4% above where it was twelve months prior. Stripping out food and energy, core inflation advanced 0.3% for the month and 2.4% on a year-over-year basis. A Conference Board consumer confidence survey registered a sharp deterioration in sentiment, with prices identified as the primary driver, while the University of Michigan Sentiment Index sits at historic lows.

Homeownership remained out of reach for the majority of El Paso County residents. A Federal Reserve interest rate move in September pushed the 30-year mortgage rate to roughly 6.95% by mid-month, tightening the squeeze on prospective buyers. An analysis using the area's August median home price of $470,000 found that a buyer putting 20% down would need roughly $94,000 at closing, and estimated monthly carrying costs — including property taxes and insurance — would run close to $3,200, pointing to a required annual household income of approximately $127,760 under the standard threshold of housing costs not exceeding 30% of gross income. The most recent median household income figure for El Paso County, from 2024, is $91,009 — leaving a shortfall of nearly $37,000 per year between typical earnings and what is needed to carry that payment. Local income data reinforce the point: in 2024, more than half of El Paso County households took in under $100,000 annually, and nearly three-quarters earned less than $150,000, putting the median-priced home beyond the financial reach of most families.

Not all indicators pointed downward. A Netherlands-based maker of high-end off-grid living systems called Bliss Mobil chose Colorado Springs for its American headquarters and is expected to commit roughly $4 million to the area while considering relocating parts of its manufacturing to the United States. Visit Colorado Springs, the city's tourism office, earned the 2026 Governor's Award for Creative Marketing Campaign, an honor recognizing unusually effective promotional efforts aimed at domestic and international visitors. The local tourism sector recorded $2.4 billion in direct visitor spending in 2025 and supported a workforce of more than 18,000 people.

Whether the September surge in El Paso County unemployment proves to be a seasonal blip or the start of a more sustained softening in the local labor market will become clearer as additional monthly figures are released.
